Every Boston GC we work with asks the same thing: "What are you actually going to do?" So we made the scope list public. Print it. Send it to your cleaner. Hold them to it.
This is our standard residential post-construction scope — what gets done on every job. Commercial jobs add office/lab items; medical adds compliance items; nothing ever gets removed from this list.
Dust Removal (1-8)
- HEPA vacuum all walls (baseboard to ceiling)
- HEPA vacuum all HVAC grilles + registers
- Dust wipe every ceiling fan + light fixture
- Dust wipe all recessed can trim
- Damp-wipe trim, crown molding, chair rail
- Dust and wipe all door frames + casings
- Dust and wipe all window frames + stools
- Dust and wipe every baseboard (4 sides)
Windows + Glass (9-14)
- Remove all window stickers, manufacturer labels
- Clean all window tracks + weep holes
- Streak-free interior window wash
- Streak-free exterior at ground level
- Wipe all glass door panels (front, back, interior)
- Polish all mirrors streak-free
Kitchen Detail (15-22)
- Interior wipe of every cabinet + drawer
- Exterior clean of every cabinet + hardware polish
- Clean inside oven + broiler pan area
- Pull out fridge, clean behind/underneath
- Clean inside fridge + freezer
- Clean inside dishwasher + around seals
- Polish countertops + remove manufacturer film
- Detail-scrub sink + polish faucet
Bathroom Detail (23-29)
- Remove grout haze from all new tile
- Polish chrome or brass fixtures
- Clean inside medicine cabinets + vanity drawers
- Shower glass streak-free + squeegee
- Polish mirrors + trim clean
- Clean exhaust fan grilles + blades
- Detail-clean toilet, base, and supply line
Floors (30-35)
- Remove all protective paper + tape residue
- HEPA vacuum + damp-mop hardwood
- Scrub + polish tile grout lines
- Vacuum carpet edges + corners
- Spot-clean any paint or construction stains
- Apply hardwood polish (if requested)
Final Detail (36-42)
- Polish all door hardware, knobs, hinges
- Clean stair treads, risers, and railings
- Clean interior of every closet + shelf wipe
- Light debris haul-away (packing, plastic, tape)
- Final HEPA pass on all horizontal surfaces
- Walkthrough with PM — punch list resolved same day
- 72-hour satisfaction re-clean if anything missed
The re-clean guarantee. If your walkthrough finds anything on this list undone, we come back inside 72 hours at no charge. That's the difference between a real post-con crew and a "maid service with a ladder."
What's not on the list.
We want you to know what you're paying for AND what you're not. These are separate scopes, priced separately:
- Carpet steam cleaning — quoted per sq ft of carpet
- Upholstery or drape cleaning
- HVAC duct cleaning — different trade
- Construction debris removal — we handle packing/light debris, not lumber or drywall scrap
- Chandelier/crystal fixture detail — quoted per fixture
- Exterior scaffold-level window clean — requires separate quote
