Bin cleaning for Boston-area HOAs, condo associations, apartment buildings, and multi-unit properties. Volume pricing per bin, COI on file, one invoice for the whole property. 200°F pressure wash + EPA-safe sanitizer.
Multi-unit properties don't want 40 individual bin contracts. We bill the association, clean all bins on one route visit, and send one monthly invoice with a signed service report.
Rates drop sharply after 10, 25, and 50 bins on one property. A 40-unit condo typically lands at $11–$14 per bin monthly on a quarterly schedule.
All association bins cleaned on the same 2-4 hour window. Residents see one crew, one set of trucks, one clear start-to-finish window.
$2M GL, workers' comp, umbrella coverage. COI emailed direct to your management company within one business day of signed proposal.
We provide a door-hanger template, social-post template, and email template you can deploy to notify residents of the route date and bin-placement requirements.
We capture 100% of wastewater from every wash. Nothing drains to your property's stormwater system. DEP-friendly — a common concern for waterfront and condo-board properties.
Photo documentation (before + after) of every bin, emailed as a PDF to your property manager after each visit. Receipts ready for any resident complaint.
From 8-unit Brookline triple-deckers to 400-unit luxury towers in Waltham's Moody Street district, the model is the same: we treat your association as a single client and scale the route to fit your trash-removal schedule.
Common in Newton, Weston, Needham, and Lexington. Each homeowner has 2–3 bins; we bill the HOA and visit every home on one scheduled route day per quarter or month.
Boston, Cambridge, Brookline, Somerville. Shared bin storage, typically 6–30 bins in one enclosure. We do everything in one visit, including cleaning the bin-enclosure floor if requested.
50+ unit properties with a mix of trash, recycling, and compost bins. Volume pricing kicks in here; we can schedule multiple route days per month if volumes require.
Retail-below, condo-above buildings (common in Somerville, Cambridge, Brookline). Separate scopes for retail and residential bins; one association invoice or split invoicing depending on property structure.
Every HOA quote starts with a walk-through. We count bins, measure bin-enclosure dimensions, ask about trash-removal schedule, and ask about any special circumstances (waterfront stormwater restrictions, historical-district noise rules, gated access). Written quote within 48 hours, COI attached.
For 40+ bin contracts, we offer two pricing models: per-bin flat rate (most common) or monthly all-in retainer (preferred by large management companies with 5+ properties).
How do we coordinate with our trash-removal vendor? We sync to their pickup schedule. Cleaning happens same-day as (or the day after) pickup so bins are empty. You don't have to change vendors.
Will residents be notified? We provide templates; your management company handles the send. Typical 48-hour notice is sufficient.
What if we have a resident complaint after a visit? Photo documentation of every bin is on file. If a resident says their bin wasn't done, we can check the photo set and, if it truly wasn't, re-clean that bin at no charge.
Can we do a trial of one visit before contracting annually? Yes. We offer a one-time trial at the volume rate you'd get under an annual contract, no strings.
How fast can we start? Typical onboarding is 10 business days from signed proposal. Faster available for urgent replacements of other vendors.
Do you handle gated communities? Yes. Gate codes, access keys, and badge requirements routine for our crews.
Walk-through, quote, and COI within 48 hours. Volume pricing, consolidated invoicing, photo-documented service. Boston-area HOAs and multi-unit buildings welcome.
